Recent and Current Projects
DECOTO
BUSINESS
PARK
This 126,440 sq. ft. project was completed in July 2002.
The project included four buildings, ranging in size from 22,000
sq. ft. to 42,000 sq. ft.
The last building was sold in November 2003.
YOSEMITE
BUSINESS
PARK Construction of this
163,000 sq. ft. building business park in Milpitas, commenced in January 2001.
Four of the six original buildings have been sold.
These buildings are located on Yosemite Drive and Sinclair Frontage Road
in Milpitas.
FLEMING
BUSINESS
PARK In December 1996, WPI
acquired the 70-acre Fleming Business Park
in Milpitas.
Located at the intersection of Interstate 680 and Montague
Expressway, this project initially consisted of 693,000 sq. ft. of fully
leased distribution/manufacturing space.
The first phase of new development on the project consisted of
452,000 sq. ft. of industrial/distribution space in five new buildings.
The first phase was completed in May 1998.
Three of these five new speculative buildings were leased on or
before completion of construction.
The second phase of 102,000 sq. ft. of industrial/warehouse was
completed in January 1999. The
remaining 228,000 sq. ft. of office/R&D space was completed in August 2000
and subsequently sold to Cisco.
The project is currently 100% leased.
FREMONT
BUSINESS
PARK
This project totals approximately 165,000 sq. ft., and is comprised
of four new buildings, which were available for sale or lease.
All four of the buildings were pre-sold in mid 1998.
This project is located on Encyclopedia Circle
in Fremont,
˝ mile west of Interstate 880 via
Stevenson Boulevard.
MISSION
PEAK
BUSINESS PARK
In 1997, WPI completed construction on two buildings, which were
pre-sold, totaling approximately 70,000 sq. ft.
These buildings are located in
Fremont, at the intersection of Hotchkiss and Boggs,
within close proximity to Interstate 680 and Interstate 880 via
Mission Boulevard.
ADDITIONAL
RECENT TRANSACTIONS
In May 2006, WPI acquired a 91,387 sq. ft. three building project on
Cabot Blvd., in
Hayward.
These buildings are being renovated and are currently 56% occupied.
In October 2000, the principals of WPI acquired a 214,200 square foot
warehouse/manufacturing facility in
Hayward.
This building is currently 100% leased to Morgan Advanced Ceramics.
In June 2000, WPI acquired a 13,800 sq. ft. R&D/Manufacturing
building in Mountain View.
This building has been completely renovated and leased.
In May 1998, WPI purchased a 45,480 sq. ft. industrial facility on 5
acres at 737 Montague Expressway in Milpitas.
This facility was sold in January 2005 to Citation Homes.
In January 1997, WPI acquired an approximate 6-acre site with a
35,000 sq. ft. vehicle maintenance facility in
San Leandro.
Upon close of escrow, this property was immediately leased to Federal
Express.
